Selling a home isn’t just about finding the right buyer. It’s about making sure your property appeals to as many buyers as possible. Even in a healthy housing market, certain design choices and outdated features can cause shoppers to hesitate, request price reductions, or skip your listing altogether. Today’s buyers are increasingly looking for move-in-ready homes that won’t require expensive renovations immediately after closing. If you’re planning to sell, here’s a look at nine home features that can hurt resale value.

1. Highly Personalized Remodeling

Custom murals, bold built-in themes, and one-of-a-kind renovations often reflect a homeowner’s personality, but they don’t always translate well to the broader market. Buyers want to imagine themselves living in the home, and highly personal spaces can make that difficult. A room converted into a wine cellar, recording studio, or sports-themed retreat may appeal to a niche audience but discourage everyone else. Real estate professionals often recommend neutralizing these spaces before listing to widen buyer appeal. Homes with more universal finishes tend to attract stronger interest because buyers see fewer projects ahead.

2. Outdated Kitchens

The kitchen remains one of the first rooms buyers evaluate, making outdated finishes particularly noticeable. Worn laminate countertops, aging cabinets, fluorescent lighting, and older appliances can make the entire house feel older than it actually is. Buyers frequently overestimate renovation costs, which can lead them to submit lower offers or continue shopping elsewhere. Even modest updates like fresh cabinet hardware, new lighting, or neutral paint can dramatically improve first impressions. Zillow research consistently shows that updated, move-in-ready homes command stronger buyer interest than fixer-uppers.

3. Popcorn Ceilings and Dated Finishes

While popcorn ceilings were once common, many buyers now associate them with older homes and potential renovation work. The same goes for heavy wallpaper, mirrored walls, colored bathroom fixtures, and outdated wood paneling. Even if these features are structurally sound, they can create the impression that the home has been neglected. Buyers often mentally add renovation costs while touring the property. Simple cosmetic updates usually provide a much better return than leaving visibly dated finishes untouched.

4. Poorly Maintained Swimming Pools

A swimming pool isn’t automatically a selling point. If the pool has cracked decking, aging equipment, stained surfaces, or obvious maintenance issues, many buyers see it as an expensive liability rather than a luxury. Families with young children may also view pools as a safety concern. Before listing, ensuring the pool is clean, fully operational, and professionally maintained can help minimize buyer objections. A neglected pool often raises questions about how well the rest of the home has been maintained.

5. Unpermitted Additions

Adding extra living space can increase value, but only if the work was completed properly. Unpermitted bedrooms, converted garages, enclosed patios, or finished basements can complicate financing, insurance, and inspections. Buyers may worry they’ll inherit legal or safety issues after closing. In some cases, lenders require these issues to be resolved before approving a mortgage. If you’ve completed significant renovations, make sure all permits and inspections are properly documented before putting your home on the market.

6. Excessive Carpeting

Wall-to-wall carpeting throughout an entire house has become less desirable for many buyers. Older carpet can trap odors, allergens, stains, and pet hair, even when it appears clean. Many buyers now prefer hardwood flooring, luxury vinyl plank, engineered wood, or tile because they’re easier to maintain. If replacing all flooring isn’t practical, professionally cleaning or replacing worn carpet in high-traffic areas can still improve buyer perception. Fresh flooring often makes a home feel newer without requiring a major renovation.

7. Too Many Bold Paint Colors

Bright red dining rooms, dark purple bedrooms, or neon accent walls may fit your style but can overwhelm prospective buyers. Bold paint colors make rooms feel smaller to some shoppers and create another project they believe they’ll need to tackle immediately. Neutral paint remains one of the least expensive improvements with one of the highest returns when preparing a home for sale. Soft whites, light grays, and warm beige tones appeal to a much broader audience. Zillow notes that visible design choices can quickly influence how buyers perceive the overall condition of a home.

8. Neglected Curb Appeal

Buyers form opinions before they ever step inside. Overgrown landscaping, peeling paint, cracked walkways, damaged mailboxes, and cluttered front porches create a poor first impression that can influence the rest of the showing. Many buyers subconsciously assume exterior neglect means hidden maintenance issues inside the home as well. Simple landscaping, pressure washing, fresh mulch, and a newly painted front door can significantly improve curb appeal without requiring a large investment. First impressions remain one of the most valuable parts of any home sale.

9. Signs of Deferred Maintenance

Few things scare buyers more than evidence that routine maintenance has been ignored. Water stains on ceilings, aging HVAC systems, roof damage, foundation cracks, broken fixtures, or visible mold immediately raise concerns about expensive future repairs. In today’s market, buyers often prioritize homes that require little immediate work because renovation costs remain high. Buyers continue paying premiums for homes described as remodeled or move-in ready, while fixer-uppers often sell at significant discounts. Addressing maintenance issues before listing can improve both buyer confidence and negotiating power.

Small Improvements Can Lead to Bigger Offers

Many home features that hurt resale value are surprisingly affordable to fix. Fresh paint, updated lighting, basic landscaping, decluttering, and addressing deferred maintenance often provide far more value than expensive luxury renovations. Before listing your home, walk through it as if you were seeing it for the first time, paying attention to anything that might feel outdated or high-maintenance. Investing a little time and money before selling can help attract more buyers, reduce time on the market, and potentially lead to stronger offers.
